All businesses are the same, and all businesses are not the same.

It depends also how long is the remaining rental/lease contract.

It may also depends on reason for selling.

Unless very lucky, or very aggressive marketing and sales. To break even in the first year is rare, especially in food business.

Analysis the following points:
1) traffic is fixed, it's hard to imagine too many visitors will be in government-centric locations
2) food cost pretty will be fix to higher
3) retail prices cannot go up too much, will just drive customers away
4) control payroll, according to your schedule is mostly 1-man show, can't lower it any further

So your 120k cash flow seems very restricted.

Thank you very much. Very helpful analysis. Agree with almost all. The lease is 5 (fee 12000), 5y (renewal, 5000). I think this business can break even in first year, if no big mistake is made.

哥们,奉劝一句,谨慎行事。你现在还不懂小生意,没有经验,又这样自命不凡,很危险。

如果销售额能稳定到36w, 对于办公楼里的快餐是很不错的业绩。评判一个生意的关键因素你都没有提,是否是一个好生意很难说。

万一买下来后,一半人或者全部人都搬新地方了,那就。。。。。。
那生意现在是哪国人在做呀?如果卖了老长时间都没卖掉,那想都不用想了,这世界上比你聪明的人多着呢(我是这样认为的):evil::evil::evil:

没事,注册个公司,一破产,把银行那10万债务甩掉,再拖欠点房租,工资,和材料费,也就赔5万,如果真的看好这生意,冒5万加元的风险是值得的

所以生意不是什么人都能做的,必须要有死猪不怕开水烫的精神,最起码要脸皮厚。
 
一听就知道楼主没有经验。还是听听村长的,或者实际去体验一下。还有要看是哪家连锁,如果是treats这样的就别考虑了,政府楼里的连锁店就那么几家。如果是周边上的也差不多,而且连锁店自己还不可以擅自修改,想有自己的特色都不容易,还要交连锁费用。
