Pooled Option
Rental pooling is an option we offer where property owners come together in a rental pool of similar properties and pool their expenses each month. This keeps costs at a more stable amount each month as opposed to having the very high bills at times.
Our management fee is 6% per month. The rental pool holds back an additional 9% per month as a rough estimate of your share of the annual operating expenses. This estimate is based on the previous years operating expenses for the rental pool. At the end of each year, the rental pool is audited and you will be advised of your year-end position via your annual operating statement. Your monthly distribution is then adjusted for the following year based on your year-end position.
The operating expense percentage covers all expenses when it comes to managing a rental property. This includes all advertising, showing your property to prospective tenants, qualifying prospective tenants, all administration and maintenance issues while the tenant occupies the suite, recovery of any rental arrears or damage charge backs, and all turnover expenses between tenants. Should your property suffers any kind of rental arrears, you will still receive your regular monthly distribution without penalty while we are taking the necessary steps to evict the tenant. Additionally, if your property suffers any loss in revenue due to vacancy between tenants, you will still receive your regular monthly distribution.
Essentially the rental pool is meant to offer a worry free and hassle free option for property owners.
Individual Option
This option is charged at a 8% management fee which includes all administration items. However, all service items, turnover expenses, arrears and vacancy loss are not covered in this option and would be billed directly back to the owner.
