购房合同的 Schedule A 中有一个条款
Seller agree obtaining a Status Certificate at Seller`s expense and send to the lawyer before title search upon the approval of the terms hereof by the Buyer`s Solicitor.
可经纪在正规合同中把 upon the approval of the terms hereof by the Buyer`s Solicitor 一段去掉了，这有猫腻吗？

just by my understanding of the English (not legal advice), I think it's better for the buyer.

so seller have to get the certificate before title search, no matter terms approved or not by buyer's solicitor.

if you are seller, then you are worse off.

I am buyer, I am just thinking if JJ take off "upon the approval of the terms hereof by the Buyer`s Solicitor" , any bad thing for me? otherwise, the seller 良心大大地坏了。

seller不管你的律师approve或不approve那些terms都用ta的cost提供你certificate，你愿要不要。

是买 condo. 如果title search 不过，我缴的定金是不是不给退了？ 因为经纪逼我签了Buyer Representation Agreement Authority for Purchase or Lease 代理时间半年，说是半年内帮我找别的房子。如果卖家title search不过，我不买这个condo了， 难道不给我退钱了？

title有问题发生的可能性一般很小。有的话现在都买title insurance，应该比较容易解决。

"The lawyer", which party's lawyer is this? 这条款看上去很不专业。

register你的title的时候，你决定买不买title insurance，貌似。这个是保护你自己的，费用你自己出。
