请教一个关于房子的问题,有点急

至少你可以要求对方给你contractor的信息然后你直接和contractor联系了解情况吧?
这点儿诚意都没有,直接告诉对方退款撕单。窝村房子多的是。

这个我们试过了,contractor不愿意说,让我们找中介去问。

Talk to the seller and let them know if they don't agree to cancel the contract and return all deposits, you will definitely sue them after closing. Tell them you may have a strong case and win more compensation if you have to settle this on court. if they simply return your deposit, then in current house market they probably won't lose anything.

去过了,只能在外围转,背后有房子,所以看不见修理的情况啊。人家的地盘,我们也不好意思直接闯进去,所以每次都提前问我们能不能去看啊,我们能不能跟contractor了解情况啊,然后就是不可以。唉

您说的也对。不过家里领导怕麻烦,能不打官司最好不打,就想跟人家好说好商量解决。

楼主以上陈述看,a very strong case卖家应该明白的。

反正是邻居告诉我们,他们去年九月份就在跟卖家扯皮修理的事,所以我们认为至少九月份卖家自己应该是知道这件事了。
 
这样的房子一定不能要! 押金可以再想办法往回追。

真的不想为难对方,如果全部修好了,也可以考虑;可是现在不让我们看,就是要我们相信contractor的职业道德。如果我说不相信,感觉好象还是我们不讲道理了。
 
有几位朋友的“只是押金不容易追回来”的说法绝对错了。从法律角度上来说,如果买家不买了,卖家可以告买家赔偿一切损失。举几个例子:

卖家与买家签订合同,closing date是2月1号。卖家计划将所获金钱作为downpayment去买另一栋房屋,closing date是1月1号。银行基于买卖合同,为卖家提供了bridge loan,让他能顺利买到新房。这笔bridge loan将在2月1号旧房closing之后归还银行。如果买家毁约,卖家可以控告让买家担负这笔费用以及相应带来的其他损失。弄不好就是几万甚至几十万的事

卖家的房本是用于出租的,签了买卖合同之后,将租客清退,如果买家毁约,租房的损失买家也需要承担。

卖家还可以精神损失起诉,买家毁约给卖家造成了精神伤害。

卖家还可以把房放在市场上卖,但是因为买家毁约,错过了最佳卖房时机。如果卖房没有达到原来的价格,卖家还可以让买家补偿差价以及相应的律师费用。

现在楼主要做的,先确认这房要还是不要。如果真心不要,一定要收集好证据,做好打官司的准备。
