通过中介找出租房， 看过房，中介说房东接受我的申请，然后发过来租房合同和几个文件要签字.

我的问题是，

中介一直没有提到要我付中介费，我是不是要确认一下？

文件1，2 都是LEASING， 都是安省的，只是格式不同， 为何要签两个？

之前从来没跟买房卖房租房中介打过交道，该注意什么？

中介费是房东付，一个月的租金加税。
文件1是安省标准合同，文件2是中介的合同，有了文件2中介才能从中收费。房东自己招租只需要文件1。

你中介没诚信，这种刻意隐瞒的都没好人。 最讨厌那种一上来就谄媚的说“你不用付钱的...都是对方付...你不用管...和你没关系的...”。

好中介会大大方方告诉你他怎么收费的，不告诉你就是怕你知道他什么都没干就突然拿走那么多钱。

第一个月的房租就是佣金。如果这中间只有一个中介，那房租的100%都给了那一个经纪。如果这里面有2个中介，那2个中介对半分，各拿走50%。

中介就是动两下嘴皮子，然后让你签这几个文件，佣金不久就到口袋了。

啥都不干，起码应该给你认认真真，逐字逐句解释一下这些文件吧。

有个中介跟我说过，这类文件如果是第一次拿给客户签，他们有义务逐字逐句的解释给你听，你必须明明白白你的各个风险，和所有要承担责任和义务。你现在这些都非常清楚吗？

之前从来没跟买房卖房租房中介打过交道，该注意什么？看他给你分析周围的租房市场了吗？给你分析这房租合理吗？帮你争取利益了吗？那个租房的价格是可以商量的，不是固定的。他们可以随便叫价，你也可以谈价格，也可以谈条件。

谢谢，还有， 这一段文字是什么意思？ FORM400 里的：The Landlord will pay the property taxes, but if the Tenant is assessed as a Separate School Supporter, Tenant will pay to the Landlord a sum sufficient
to cover the excess of the Separate School Tax over the Public School Tax, if any, for a full calendar year, said sum to be estimated on the tax rate for
the current year, and to be payable in equal monthly installments in addition to the above mentioned rental, provided however, that the full amount
shall become due and be payable on demand on the Tenant.
