Here's little suggestion for tenant & landlord.
For a tenant: when signed a lease with a landlord,the expired date must following by as lease,otherwise move out earlier date be got penalties,also a tenant must keep his or her rental unit clean,up to the standard that most people would consider ordinary or normal cleanliness & is responsible for any damage to the property caused by the tenant or any guest-whether deliberate or by accident .
For a landlord:Must keep the rental property in a good state of repair,obey all health,safety and maintenance standards in any provincial laws or municipal bylaws,wont have any restict properly usage of water,hydro...,any dispute,can file their application as soon as gave the notice to the tenant havent had a remedy.last month deposit is only for last month rent,repaired cost quote by third parties collect pay fairly by both side or by court,hearing be done between 5 days to one month.
