the buyer was with an agent. in the ads, there wasn't "agent welcome" mentionned but now that deal has been made, the agent is aking for his share of commission as agent for the buyer. would you give him/her if it was you? what are the applicable practices for this case?

你是说卖方agent向你要commission?

commission都是由卖方付。一般来说,如果卖方有agent,买方有agent,那么卖方agent和买方agent分卖方付的5-6% of deal as commission。如果卖方有agent,买方没有agent,那么卖方agent拿卖方付的3-4% of deal as commission。

不管怎样,买方只付给卖方,而不和agent有直接的交道。

答非所问!
既然是"For Sale By Owner", 就是为了省点中介费, 还给什么呀(除非你在买卖过程中答应给买方代理好处)!?
 
只是好奇问一下。

一位邻居自己卖自己的房,成交后买方的代理来要佣金。我LP说不该给他,但我认为不一定,一是看你有没有在广告中注明:agent welcome (which is not the case for my neighbour),2是看有没有事先说好了。

即使自己卖房,也不一定就能把中介全省掉,因为省的是自己作为买方的中介佣金,如果与中介说好了你带人来我就给你佣金,那就该给5%/2 给买方中介。

我估计是双方当时都模模糊糊,邻居当时也没意识到最后会横插出一缸来,所以才有这样的争议。

你们说该不该给?
