请问MORTGAGE可以转让吗?

比如说MORTGAGE上本来写着两个人的名字, 现在如果其中一个因某些原因不能再供了, 可以在另一个人的同意下通知银行转完全把让MORTGAGE转让给他吗?

why not? doesn't sound like a tricky issue. After all, the banks does not care who pays, so long as they get the payment every month. If it has something to do with the ownership change, the process should be straightforward too when there is consent from all parties.

sometimes if the property has 2 names, some bank required both party on the mortgage application.

今天去找mortgage broker谈的时候遇到这个问题:是不是要夫妻两个共同申请
请问买房和mortgage的时候,只写一个人名字,和2个人的名字,有什么区别吗? 比如税啊保险啊什么的

if you purchase any property( house, car...etc ) and having a proper title on it is very important.

For example, to buy a house. Husband and wife wanted to own a house. The situtation is only 1 party is working, the other is staying at home. They want to BOTH own the house, meaning their names are on title.

If you are buying the house you live in ( not rented out ), there will be no issue until u sold the house. If you buying the house and will be rented out, having both name on title can have a better arrangment on tax issues.

Forgot about your situtation,

1 person has the job( Person A ), and the other doesn't ( Person B ).

This will not affect the mortgage approval UNLESS B does not have a lot of debt to pull down the ratio. Many banks need a income/debt ratio of 40% to qualify for a mortgage. Since B is not contributing any income, but have lots of debt, then it will greatly affect the overall situtation.
