Builder usually will give the job to a subcontractor. Most of time you may save 20-30% if you find contractor yourself. DIY is also possible. It is not too difficult.
I found many houses only replace the main floor powder room to tile. Other bath rooms still use vinyl floor. It is not bad, since vinyl floor feel a little softer and warmer than tiles.
