昨天RichCraft 的agent 说 建筑师说了, 可以在bedroom 2 开个小窗, 48 X 32 . 因为和车库的roof 有冲突, 所以不能开 standard 的。 价钱也不贵, 只要 710刀。并且不影响工期。我们就签字让加了。 这也算是不幸中的万幸, 总算有所弥补吧。但愿这个小窗不会太有碍观瞻。再次谢谢大家的热情关注,希望所有后来买房者都能避开陷井和盲区, 买得开心, 住得如意!



必须要和大家分享一下这个教训, 也向大家讨个主意。

我们买 RICHCRAFT 的新房,选lot 时,结合图纸,车库在左,living room 在右,因为街是南北向,所以房子大方向是车库和大门朝西,后院朝东, 楼上两个小卧室朝南开窗户。他的model home 跟图纸正好是镜像盖的,即车库在右,living room 在左,楼上两个小卧室朝北。我们不喜欢东西向的朝向,之所以忍痛选这块地完全是冲着两个朝南的小房间将来可以给两个孩子去的。我们认为default 的图纸是这个布置,所以没有向sales agent 以及后来的design center 去求证, 并且在任何一个schedule 阶段,没有人跟我们提起这个布局有可能会有变动。结果上周日我们兴冲冲地去看地基,all the concrete foundation 已经打好了,整个一个晴天霹雳!
房子居然和model house 是一样的,楼上的小房间全朝北了!简直愤怒得要爆炸了!!!
第二天, sales person 说,车库盖在哪边不是由我们决定的,builder 有权利根据hydro预留的管道决定。换言之,当我们选定这个lot 的时候,左右方位就已经定下来了!这个lot, 只能盖车库在右的房子!!!还有没有天理啦!?为什么从头至尾就没有人告诉或提醒我们一句呢?记得当时选lot 的时候, 还兴冲冲地跟sales person 唠叨过我们就喜欢这个布置,她当时连个屁都不放,任何建议都欠奉。现在居然说要怪就怪我们当初不问一句。
不跟她废话,去找她manager, 千辛万苦让她打回来,居然又是一个横的,说现在什么都做不了,我们可以有一个choice, 跟他们上court!!! 还有没有王法了!
我们并不想做任何不切实际的改动,比如把基础改过来。我们最让步的建议就是在南墙上给我们开一个窗户,Richcraft 一口回绝,“NO WAY”. 太气人了,一点和谈的姿态都没有,摆明了店大欺客,一幅无赖样。“我不怕你告,告去吧”。
善意提醒大家, 1。买新房选LOT时,一定不能想当然,一定要确认再确认,不怕多问,就怕不问。
2. BUILDER 大有大的不好,店大欺客。
求教:我们还能怎么投诉?再上级领导我们是怎么也接触不着了。要往CONSUMER ASSOCIATON 去, 不知能有多少胜算?
另, 有没有好心人自己在山墙上开过窗的,要多少钱?

It's hard to believe you did not know what you were going to get into. did you sign a contract?
what did the contract say? You should also have a copy of blue print of your future home. If the builder violates the contract, you can back out of the contract/get deposit back /or some extra money; otherwise, hahaha....
 
这面的图纸是仰视图,而国内用俯视图,所以model home 跟图纸正好是镜像盖的.BUILDER安图施工而已.

很同情你, 但确实你自己也有责任. 正如SALES所说, 车库盖哪边不是由你决定的, 除非你是这条街第一个买房的人(TOWNHOUSE也不能决定的).

你和BUILDER谈也谈不出什么结果, 还不如直接让他们给你在边墙上加个窗(如果结构允许的话), 争取FREE, 至少也要有DISCOUNT, 实在不行只能自己掏钱了. 与其以后住进去觉得别扭, 还不如在施工时就把窗装好省事.

现在已经如此了, 还是和BUILDER平心静气地商量解决方案, 但态度要坚决.


是BARRHAVEN的房子吧? 那边的BUILDER比较牛气.
 
这事不能就这么认了。所有的交涉采用传真和邮件,并备分,多和他们的SALE AGENT联系,因为她是最薄弱的环节,可是BUILDER认帐她所犯的错误,从她身上拿对你有利的攻击点,你有机会。
 
The driveway location (which affects the layout of your house - left and right as you described) is always marked on the elevation map or utility map.

Can you find the original elevation map or utility map when you signed the contract? It may help you to negotiate with the builder...

I can understand your anger. But the foundation has been done, so the best result as you said may be to open another window facing south.. Let us know your model, maybe someone else here can give you some thoughts...

We had the similar experience when we bought MINTO home last year. we chose the lot with the house has the standard elevation and signed the standard elevation floor plan in my contract. In first 2 months we made the structural changes according to standard floor plan. After about 2 months when we made second stage upgrades, I found there was a "R" beside our house model name which was not there in the provious paper work. I asked designer and got answer was that they changed our floor plan to "Reversed" without notice for the about 20 houses. Meanwhile we were told that MINTO reserve the right to have any "minor change" WITHOUT notice. This statement is on the contract and protected the builder. Who can explain "minor change"? We argued with them, at very begining they just agreed to help us to make some updates without charge. Because there were more people unhappy with this change, MINTO finally gave up the change. That happened before foundation.

As suggested by above person you should review your floor plan first, then argue with them. It is the best to add window by builder. I know some houses is not allowed to add windows on certain side because of firewall.

We added a basement window when the house was at framing stage. This was also caused by MINTO's change/mistake. This is another story. I checked with MINTO Architecture/designer and also googled some information about adding basement window on the internet and understand that is not hurt your house at all when adding a basement window/doors when the house is there. Not sure about adding a window on the siding/wood wall.
 
我们上月在Barhaven买Richcraft 的新房时,Sales person一开始就告诉我们, 房子的位置刚好与图纸相反 (左右颠倒),问我们是否还愿意选这个lot。 我们选的朝向是前面西北, 后院东南,90%的窗户都朝前或后, 因此影响不大。

非常感谢大家热心的帮助,还是好人多啊!我们选的是 RICHCRAFT 在AYLMER的SINGLE房子,户型我贴在下面了,是AUGUSTA, 2498平方英尺。这么大的投资居然被糟蹋成这样,真是痛心疾首啊!今天上午又被SALES PERSON告知,她在公司例会上请示过了, 公司认为不是他们的责任,任何变动都不会同意,哪怕只在侧墙上开个小窗也不行。
非常羡慕楼上的MINTO 用户能有详细的图纸去SIGN,我们迄今为止没有得到过任何blue print, 没有任何详细图纸或施工进度。想再请教一下楼上的RICHCRAFT用户,你们有详细施工图纸吗?Builder 有这个责任提供施工图纸给我们吗?在建房过程中,还会有多少陷阱,需要多频繁地去工地视察呢?谢谢!
 
We also bought a Richcraft house. We asked the saleslady whether we could adjust the driveway location (left or right) because we preferred the driveway on the right. She checked the plan and told us that we could go either right or left because the lot location. So we added "driveway on the right hand side if seeing from the curb" as one condition in the purchase agreement.

So the point is, if the driveway location is on the legal paper, you should win; otherwise, tough.
 
施工图是建筑商的商业秘密,你是不可以拿到的。

You can get the blue print from the sales person. We have read it a few times, however you cannot make a photocopy of it. The Blue Print marks everything, very detailed. Our house is not even under constrution yet, but the blue print has everything.

From my own experience, my friends and my colleagues, Richcraft is a good builder, and the sales reprentatives are very nice. Your case is an exception.

Ask your sales person to show you the blue print.

You only can read the blue print in the Richcraft's sales office, you cannot make a photocopy or take it away. Also, the designer at the design centre showed us the blue print when we wanted to make sure the countertops under the island.

So, at least the blue print is open to the buyers either in sales office or in the design centre.

Have you ever asked (or been asked) to look at the blue print?
