签合约的时候需要律师在场吗?有什么注意事项?

刚刚看到monarch新房已经开始降价了, 不知道urbandale是否也会降价.我现在是不是也应该等等再签合约呢?大家能给点建议吗?

有成就感是因为自己对色彩很外行,选定后自我感觉不错而已.

这两年北美流行深色调,而且时髦很强的反差.我见到最COOL的色彩是JAVA色的RED OAK地板配奶油色的橱柜,房间以黑白对比为主调.

我没有很好的眼光,不敢走强反差对比的色彩,还是选了流畅的色调.楼梯,地板和橱柜选了深的颜色.COUNTER活泼一点.瓷砖底色比较浅,但有深色的色斑,疏通衔接地板和橱柜.墙壁和地毯颜色很浅与地板形成对比.
 
谢谢小宝妈.你对urbandale很熟悉,想问几个问题:

除了房价以外,还会收取什么费用吗(我在toronto买房的朋友还builder被加收了费用包括hydro hook up,planting fee,land transfer tax,driveway paving)?我在urbandale的agreement中没有看到有关这方面的规定.

urbandale说可以upgrade单独用cash或者cheque支付,然后总房价就不包含upgrade的费用.因为我准备upgrade的比较多,不知道如果分开支付是不是会好些?那是不是说upgrade的费用(除了结构性的change是和sale man谈)都是在design centre 付, 将来到design centre 做upgrade能有什么discount吗?

urbandale is a decent builder in town, they pay most of the fees which other builders charge you seperately, e.g, registraton fee for tarion warranty program..of course, their listing price is higher than other builders' listing prices.. having said that, you still need to have some cash in hand when the house is closing..

the good thing about paying upgrade by cash in design center is that the upgrade value would not show up in your final price. In theory, you will pay less property tax in the future.. I don't think they will give you any discount in design center though..

Most of the builders (including Urnandale) use pre-finished hardwood floor. There will be no way for you to change the color by DIY later..

if you watch closely, Urbandale increased the prices at least once this year for its Waymark site..from January 08 to Feb 28, the price for every model jumped $5000...

BTW, I am not working for Urbandale ... :)

I watch its price closely only because I have my house to sell and I want to use the builder listing price as a reference...
 
我們也是第一次買房, 去年十月簽了Urnandale在RiverSide South的房子. 現在已經到了跟designer見面的階段, 中間過程一切還算順利, 希望你們也能夠順利. ^^ 有問題的話歡迎提出
來大家研究研究. 降價的問題, 我只能說, 從去年十月簽了之後, 到現在已經漲價了兩次, 同樣的
model現在買的話要比我們要多一萬多塊錢, 所以建議想清楚了就簽吧.

我們選的bonus也是hardwood floor, 不過不打算用他給的那種standard的oak(感覺太醜).所以可能會upgrade到maple. 跟designer見面的時候, 他告訴我們平均一般的upgrade預算大概都在13,000~15,000之間, 最花錢的就是廚房檯面跟地毯, 大約要佔預算的一半以上, 我們覺得(designer也同意)廚房跟浴室sale, 所以是worth spend money. 所以我們大部分的預算都砸在廚房跟地毯, 其他就盡量用standard或是小地方就upgrade. 你們知道你們的closing day了嗎?
