请教:房子贷款利息可以用来减税?

对于自住房产,从来没有听说过贷款利息可以抵税的。也正因如此,如果你的业务不是倒买倒卖房子,卖房赚钱了也不用交税。

我等小小猫给鸡,专家赚完钱后实在可省不多,可是风险完全自己背。
这税务局从来都是几个秋后才算帐,一旦被抓到把柄,利息就赔死了

当然,从来都是撑死胆大的,有兴趣的不妨买本书。今年就可试一试了
 
简单说吧,税务局说了Smith同志的理论是成立的
但是,具体你的钱从哪里借,投资在哪些产品是有讲究的,不是所有产品都可以。
所以万一 n年后的一天,税务局的老大说你这个投资不合格,就死定了。

还有你本人或者胆大,或者有一定的抗风险能力

那是给65岁以上老人的税务优惠。年轻的可以填,填到最后是0。

收入的,但那是另外一回事了。还有,你拿Mortgage去做其它投资,那可是“骗贷”!

It is when money borrowed(mortgage) is to generate income(rent or home based self employed sole proprietor business).
So, when you rent a room out, a portion of your interest paid is tax deductible.
So, when you running a business in your own house, a portion of your interest paid is tax deductible...etc

Correct, but above is not "Smith Manoeuvre".
Smith's idea is for your primary principle residence and no impact to your cash flow. (What an ideal situation).
Basically, his idea is do not pay off your mortgage. And borrow money from the equity credit you get from your mortgage to invest. That is, convert your non-tax-deductible interest to tax-deductible interest.

I think the key is how to set up your investment and keep it profitable.

Here is mixed up. LZ asked for tax deductible for mortgage interest from employment income. You mentioned above that the interest expenses could be deductible only from related business income, i.e. rental income, or business income from the self-employment, but not allowed from the other regular employment income (e.g. your salary).

The main difference about tax treatment on housing between Canada and USA is: no tax deduction on mortgage interest expenses in Canada from your regular income (but yes in the USA), but no capital gain tax charge on your prime residence either (only one unit for a family), but tax on capital gain in the USA. I have asked CRA about this, they said it really depends on your income. If your income is higher,then return will be 0, but income is low then... who will buy a house which has low income, I don't think the bank will approve your mortgage.
So this is why you always get 0.
 
贷款利息,不能直接抵税。

如果你的房子出租,可以把贷款利息作为开销入帐;如果是部分出租,可按百分比把贷款利息作为开销入帐。换句话说,如果房子全部或部分做商业用途,贷款利息可以抵消部分收入,间接抵税。
