请教:房子贷款利息可以用来减税?

I have asked CRA about this, they said it really depends on your income. If your income is higher,then return will be 0, but income is low then... who will buy a house which has low income, I don't think the bank will approve your mortgage.
So this is why you always get 0.

明白了。安省的房屋补贴,如同GST REFUND和有的CREDIT一样,收入达到一定水准,也是拿不到。
 
贷款利息,不能直接抵税。

如果你的房子出租,可以把贷款利息作为开销入帐;如果是部分出租,可按百分比把贷款利息作为开销入帐。换句话说,如果房子全部或部分做商业用途,贷款利息可以抵消部分收入,间接抵税。
并且抵的税不能超过租金收入.
 
but then, under this condition, when you sell your house in the future, the profit is no longer tax free even this house is the only one you have.

Any interest from borrowing is tax deductible if the money borrowed is to generate income.
So, interest regular mortgage are not tax deductible.
So, question is when interest becomes tax deductible?
It is when money borrowed(mortgage) is to generate income(rent or home based self employed sole proprietor business).
So, when you rent a room out, a portion of your interest paid is tax deductible.
So, when you running a business in your own house, a portion of your interest paid is tax deductible...etc

这个贷款利息开支,不能直接抵税。这笔开支,按上面说的,只能全部或部分算做房屋开支,相应抵消租房收入,最多是租房没有赚钱。换句话说,是按百分比抵消房屋收入,不能直接用来计算TAX CREDIT。
