奇怪的看房经纪

人绝对好,我们家跟他认识10年了,眼看他从默默无闻做到今天的位置的

thx~ 好像大家推荐的都是西人啊,和西人看房对自己的语言没有足够的自信.怪郁闷的.
 
渥太华似乎有1,2个builder不给经纪commssion,所以建议你事先打听清楚了

没问题的,我们暂时不打算买新房子,一个是新房价格上可能会贵一些.再有就是家里有个快四岁大的孩子,快要上小学了必需要考虑一下校区.如果买新房对校区就不太好把握了.对校区的要求也不是很高.排名在中间偏上一点就OK了.
 
A heads-up for a house on sale

We bought a bigger house and going to sell our current one which a bit small for a family of 5 (3 elementary school aged kids). The house is located in a quiet crescent at the central part of Orleans area and a 5 min walk to Henry Larsen ES. Close to all amenities.
The house is a detached 2 storey house built in 1996 with 3 bedrooms. Basement is partially finished (An activity/family room+ a den/fourth bedroom. The square footage of the house is about 1700sqft. It is suitable for a 3 people nuclear family. The house is under extensive renovation now and will be on the market after the Christmas. The price will be very reasonable because I plan to sell it without a sales agent. For the potential buyer, you can bring in a buyer agent and commission for the buyer agent will be 2%. qqh me if you are interested.

一直用老外agent,一个女的,人很好。每次下offer前才签3个月的exclusive agent 协议。第一次成交后我们back out 了,都没有怨言。然后还是耐心和我们看房,最后是1年后买的房。
 
反正凡是口碑不错的agent都不会要求和你签合同,应为人家有自信。只有那些赚一票算一票的才着急放套。
 
找经纪的经验(包括身边朋友)是:大陆来的比香港来的好些,香港又比台湾来的好得多。

没错啊.好的经纪人就是不签约买房者也自然会一直联系作为代理.不能只凭借一纸合同就想来约束对方的合作关系.

似乎有点道理的.这个台湾经纪就是一个奇怪的例子.还没见过买房经纪不带客户去看房要买房人自己开车到约定地点看房.
 
小心,楼上有些人推荐的对你可能并不适用。不能签合同这点太重要了,你的直觉很对。我的一个朋友用过一个网上强烈推荐的某中国经济,第一次见面就被忽悠签了合同,后来自己开车去看房,看了一次,被Push买,不想决定, 经济就爱理不理了,不带去再看其他的房子。 她没能狠心,等上6个月再买,又不知道如何开了这个经纪,被迫签了个房子。搬进去后发现她隐瞒了房子的一些问题,大冬天屋子漏水(验屋师说屋顶不行要换,可经济说没问题)最后要告到公司。。。很闹心。

她曾经在这里发过帖子,让大家出主意,帖子也被删了。

你要搜索一下这个网站的帖子,就会发现,只要是说某经济不好的,很快就会被删。因为经纪们会威胁网站“要告他们”。然而一些的“马甲”时不时的夸某些中国经济好好好(几乎总是中国经济)。。。帖子得已保存。网站上的信息,很有片面性。

说起老外经济,我也见过一个这样的,他说“你给我推荐一个朋友,说我好,我给你300回扣”,当然是在他拿到钱之后。

信任经济,很难。一定要有自己的主意。
 
我说的是一个曾经发生的事件。各位经济请不要对号入座。如果有7-8个经济打电话给网管要“告”,那纯属巧合。
