  • The new measures: Reduce the maximum amortization period to 30 years from 35 years for new government-backed insured mortgages with loan-to-value ratios of more than 80 per cent. This will significantly reduce the total interest payments Canadian families make on their mortgages, allow Canadian families to build up equity in their homes more quickly, and help Canadians pay off their mortgages before they retire.
  • Lower the maximum amount Canadians can borrow in refinancing their mortgages to 85 per cent from 90 per cent of the value of their homes. This will promote saving through home ownership and limit the repackaging of consumer debt into mortgages guaranteed by taxpayers.
  • Withdraw government insurance backing on lines of credit secured by homes, such as home equity lines of credit, or HELOCs. This will ensure that risks associated with consumer debt products used to borrow funds unrelated to house purchases are managed by the financial institutions and not borne by taxpayers.

The government seems to be moving away from the "perceived risks" associated with low-down-payment-long-amortization mortgages. I'd say they are indeed worried this type of mortgages will have high rate of failure or default in the coming years.

I think you'd better think twice before buying if you won't be able to pay off the mortgage in 15 years while maintaining a healthy level of living standard.

有财力的话,签25年以下最好,除非你有高回报的投资途径。
 
那个35年条款指的是所有CMHC的new applicants,以及下头这个case。
例如你之前是40年的mortgage今年只是简单的续你剩下的35年mortgage,是不会受影响的
但是如果你要把剩下的35年重新评估的话,只能申请30年的。
 
本人在Kanata Lakes 住了十多年。Kanata Lakes 只有Urbandal, Richcraft, Cardal 三个Builder. 实际上Phoneix盖的Herritage Hill 和现在新开的site都不算Kanata Lakes. 你可以注意以下,房产经纪人在MLS卖Herritage Hill 的房时,都不会写房子是在Kanata Lakes,而是写房子在Herritage Hill。 你可以问一下Kanata 这边几个资深房产经纪人。没错的。Herritage Hill 的房子在建的时候就比Kanata Lakes 的房子便宜2万左右,住在Herritage Hill 的人经常说自己住在Kanata Lakes,也许是因为他不知道
Herritage Hill 严格来讲不属于Kanata Lakes。实际上在校区等方面没什么区别。

Are you sure? When I looked at the listing in Kanata area, I didn't see the listing of any house located in Heritage Hills. And the "gate" when you turn to Kanata Ave from Campau, the sign is on both sides of the street, so does that mean "Kanata Lakes" people are so rude as to call somewhere else home?
