One of my story:
I found the carpet was very dirty before the students moved out. So I told them to get it washed before they go (as the carpet was clean before they moved in). But I found they did not do it at the last day. I called them right away and told them they did not do the thing they were supposed to do, and I would call carpet cleaner to do it for them and they were going to pay for it, and I hanged up before they agreed on it. So I called the cleaning company and got it done the same day.
In the evening I sent them a scanned receipt in an email and asked them to pay for it, as I have the proof the carpet was clean before they moved in (pictures). And I mentioned if I did not receive the payment, I would go to the small claim court to get it from there. After a few exchanges of the email, they paid for it to me.
