请人扫盲:什么样的房子有投资价值?

我是说你pay down20%,剩下的80%向人家借,人家凭你的什么借给你呀?:confused:

By the way, 我从不买股票,只买地皮。;)

在"正Cash flow"的前题下, why not 0% down?

- You got no money in a property, every penny from that property is your gift, isn't it? That is an infinite return.

- With 100% down, how many properties can you buy? But, with 0% down.

That's how sweet a Real Estate investing can be, when you compare with stocks and mutual funds. What? Liquidity? Who cares? You have nothing in it, why bother?

Buying a Condo in downtown, why?



The questions are :
1) Where you can get 0% downpay?(The bank would't give it to you that easy.)
2) Even if you do get 0% downpay , how you can guarantee to get positive cash flow with those high cost?
3) The last , if you can get 0% downpay somewhere, please let me know, I 'd like to find a business partner, we may can do something with it.
 
0% down...谁借给你钱啊...那不是借钱了是赌钱。。赚了算你的人家就赚个利息,赔了全算人家的。。。。。:D:D

你不借, 有人借. :p 下次买房找我借 ...

1) If you borrow from a bank, you have to follow bank's rule. But the frist 20-25%, you will need a creative way, VTB ... , But if you fully finance privately ...

The rule of thumb, if you can stay away from a bank, you will be getting richer quick.
2). That depens on a deal. A good deal, a bad deal ...
3). Good to know.

这我还真没想, 还是投资来的快. 可你偏要借 ... 放贷可是比投资风险大, 你懂得 ... 钱在谁手里谁是爷. :p
 
看一下金价的历史数据和趋势,就会知道是否适合投资。当然会更高,投机可以,但长期持有,会有风险。

房地产适合长线投资。也可以买期房,等房子建成后倒卖,这个属于短线炒房。
