It depends on how long the house has been used as a grow house. If you're really really interested in it, ask a
professional inspector to do the careful inspection. They have to make a hole on dry wall, or remove the dry wall to
see the inside.
Don't "Guest Gas" lah!
They have chance to come back next winter, and remember to make your door closed all the time to keep them away from your house.
The grass will be back if the damage is not severe. Seeding will be also of help I think.

For this kind of grass problems, your old (or senior) neighbours are always the first resource to consult with.

But the style is needed to be changed a little bit.
I think in this sort of letter, we don't need to say like
"We hope all is well with you."
The starting could be like:
We, as Canadian citizen and landed immigrants, are writting to you to...
But most likely, the resale houses have some upgrades which can cost a lot, but the new houses don't.
Usually, when a house owner wants to sell his house, he would look at new house price of his model, and then plus his upgrades.
