Well, technically the leak caused by the structural problem should have 7-year warranty. If the leak is caused by natural settlement, which is the most common case like mine, the builder only provides 2-year warranty for it.
Yes, the builder's warranty for foundation leaking should be 2 years. I just had my fundation fixed by the builder's contractor. The builder told me the fix is under 5-year warranty provided by this contractor. You may want to check it with your builder. Good luck.
