一栋私卖的房子，地段不错价格还可以，可靠吗？

2000年的Rowunit，4bedroom（比较小）+2.5 bath，double garage，地段不错，离downtown不过几分钟的路，bus也方便，list的价格也比较合理，$465，000，但是房主不欢迎agent，想私卖。
除了验房程序（建筑有问题），律师的文件（lawsuit和合同的合法性），这种私卖，会不会有大的问题？

就是电视上有个广告，说自己买的房子，有一个lawsuit什么的，具体我也不太懂。
