3%的 line of credit 和3% mortgage 买房,哪个更划算?

3%的 line of credit 和3% mortgage 买房,哪个更划算?另外,如果买房子,我可以用要买的房子作抵押来申请line of credit吗?我不懂line of credit怎么回事,但有个银行贷款的居然说可以申请line of credit来买房(因为我抱怨说他们mortgage利息横向比较太高)。请明白人给讲讲清楚。谢谢!
 
除非你预期有很多钱来还剩下的钱,否则没有多少人(我猜)用LOC来买房。因为LOC一般比Mortgage的利息要高,而且可能高许多(1-2%)。

mortgage还款是每月固定额度, 本金和利息是合在一起的,当然你刚开始的时候还的大部分是利息,但是你的债务是在逐年减少的。 LOC好处是你不是必须还本金,只要把利息还请就可以,当然你如果只还利息,借30万30年后你还欠银行30万。LOC好处是灵活,你随时有钱存进去就可以抵消一部分本金,用钱时候还可以拿出来。如果你收入稳定还是MORTGAGE吧,这样可以逼着你还钱。如果你收入不稳定,可以考虑LOC,钱紧的时候就还利息就完了。 LOC好像没办法FIXED, 一旦利率涨的很高就很麻烦,MORTGAGE最起码还可以FIX几年。

LOC can be fixed rate, but you must put some money in the account, either 5000 or any amount in case you don't pay LOC for a long run. I just confirmed with one of bank today. LOC is flexible but slightly higher than mortgage rate in most of the banks. And LOC is your credit loan. So if you want to discharge it from one financial facility to another in future, there is legal fees and discharge fees, and the new bank wil charge you legal fees as well just because it is credit loan( debts) , however, if it is a mortgage outstanding amount transfer to another bank in future, you don't have to face this problem.Think carefully before you decide.
 
You can have fixed rate LOC, no need to have certain amount in your bank account. Just like mortgage, it will deduct from your bank account either bi-weekly or monthly, depending on the term you choose.
