Help. Anybody know "title search insurance"?

Want to buy a resale townhouse. Was told by lawyer to buy the "title insurance" or something like this. It's around $200. By explained that this insurance will protect the ownership of the property if someone else (who maybe not be the guy sell the house to you) claim the ownership of the house in the future?

Did anyone buy this before? Do I must buy it? Thanks
