找agent吧。银行的肯定想让你用高利息，长合同。

你应该用broker，他们是批发，而银行是零售，价格肯定不同。我个人认为，Jennifer Xie是一个很好的broker（613-851-8807），专业，利率好，我看重的是她为顾客量身定做。

I don't like broker at all. They may can provide some better rate (just a little). But they may be not very clear about the product they sell. But a good bank agent usually are know what s/he is selling (Pro and Con). Also you can directly negotiate a rate with a bank through those broker.

If a bank agent can provide the same nice rate, I will definitely go with them.
