报税请教:因搬家,出租了Toronto房子,搬到Ottawa租房住,如何报房租收入税最合适?

一进一出,没剩多少.能否把用Toronto的租房收入减去Ottawa的租房支出后,只对净收入保税.另外,Toronto的房子维护费用能否抵掉一点租房收入. 多谢!
 
No, it is not allowed to do that.
You can claim related expense for your rental income, including the maintenance & repair, property tax; your rental in Ottawa is your personal expense, not related to your rental business, so you may not deduct your Ottawa rent againest the Toronto rental income.

So far CRA does not allow this. But CRA' rules apply to general - for invesment. If you move to Ottaw because of new job or position re-location, then it is a special case. I believe it is very reasonable to claim this, but not allowed.

If you like, you just claim it, if denied, (100%), then you can appeal to Tax court of Canada, pay $50. You may win the case. Because you are not for investment on purpuse. But you have to claim if you buy another home in Ottawa late.

In the court, CRA has only the same power as you have.

我觉得可以把Ottawa房子的50%算成出租Toronto房子的生意的办公室,这样,在Ottawa花的1/2的房租就能抵税了

I would not recommend this way unless you have a very valid reason. You should report rental income and expense on Toronto rental property. If your income is low enough, you could claim rental expense on ONBEN for ontario credit. The moving expense for job reallocation is allowed.
