About authorizing an agent for us, what we know is we can only authorize one agent to delegate us to buy a house, the one but not any others. But we are concerned about is if we can buy a house by ourselves after we authorize an agent. That maybe happen when we buy a house from an ower.
 
You don't have to have an agent to help you buy a house. But if you have already had an agent, and you finally buy one of the houses your agent showed you through the owner directly, you may still need to pay the commission to your agent.
 
If you didn't authorize the agent, you can buy house by yourself or through other agent. If you had, you have to wait three months before.
So the best way is asking the agents to show the house, but don't authorize the agent
 
I think my friend prefersto have an agent she has already known about. The agent is doing quite well. But what she is especially worried about is that if she can buy a house not through the agent, not a house the agent showed to her. For example, a house known from Grapevine and she visits it herself.
 
If she didn't sign the contract with the agent. It is ok. Most time, the agent doesn't ask the client to sign the contract before show the client the house.
If she already sign the contract with the agent, she should go through the agent even it is sales by owner. The house saler should work with the agent, and she doesn't need worry about it.
