Lincoln Fields tenants worried Walmart exit will eat into bottom line

Since learning that Walmart is vacating Lincoln Fields Shopping Centre at the end of the month, other store owners at the mall say they are worried about losing business once the anchor store shuts down.

Sam Olszynk, 70, has owned Jewellery Encounters on the mall’s main floor for 18 years and he relies on customer flow from Walmart. The discount chain is closing its location at Lincoln fields by the end of January and opening a bigger “supercentre” at Bayshore the following day. Given that Walmart’s lease ends in 2020, Olszynk is concerned the 116,649-square-foot space will sit empty.

“My concern is the way Walmart if acting, as far as I know from the management (RioCan real estate), Walmart has not indicated that they are leaving in writing,” said Olszynk. “As far as we know, they had a lease until 2020, which I think they are walking away from. Whether they are going to keep the place empty and pay rent…”

The RioCan agent in charge of the property did not respond to an interview requests.

“For Walmart to just walk away like that puts the merchants here in the lurch,” said Olszynk, who said he would have negotiated for a lower rent if he had known Walmart was leaving.

While the other anchor store Metro will still be operating, he says the mall has suffered since losing major tenants over the years, including CAA and Canada Trust when it merged with TD.

Moores Clothing for Men’s storefront faces the parking lot. And while they had some customer flow from Walmart, they are more concerned for others that don’t have a street entrance.

“This will be a loss because they just have the doors in the mall, they don’t have any private entrance,” said Moores’ Teddy Defazio.”They will be more affected than us because maybe five per cent of our business comes from customers who go to Walmart.”

Waldo’s donair is one of those shops. The restaurant manager Huseyin Uran says he’s hearing concern from many customers.

“All the customers are upset, the neighbours, apartment (residents), everyone is not happy,” says Uran. “A lot of businesses are going to lose here and that’s not fair.”
