Which area is good to buy a house?

I am thinking to buy a house.

As I am the first time home buyer, seeking for any tips/recommendations about how to look for the house.

Here are the questions:

A. Which area is good ?

Here are my concerns:

1. Good communicity and has good elementary school nearby.
2. Transportation is not too bad. For seniors, they can go outside by bus if they want.


B. Should I go to look for the house first or the mortgate?
For mortgate, which way is better, go to bank directly or through the broker.

Answer to B: Get a mortgage pre-approval first to set your maximum purchase price. A broker is a good way to get low mortgage.
