an accepted offer doesn't mean you have to buy that property at the end of the day if there is any issue that cannot be dissolved before the closing date. It is your lawyer's duty to solve the problem that you are concerning. Anything within your official lot size that is not belonging to the property or belongs to the property but permanently unavailable of right of use (called easement), if these material facts were never disclosed to you by any mean, you should refuse to close unless you accept all the matters.
