The City’s Planning Committee today approved development applications that would see significant investments in community benefits for residents in the Centrepointe and Glebe neighbourhoods.
On Centrepointe Drive near Baseline Station and the future Algonquin LRT station, the Committee approved Official Plan and zoning amendments to permit a two-tower development with buildings of 22 and 24 storeys that would add about 575 apartments to the area. The amendment would permit additional height and density and require that the applicant invest $600,000 in community benefits, including traffic calming measures, library resources and park improvements. The applicant would also provide free transit passes to building residents for one year.
On Chamberlain Avenue, at the northern edge of the Glebe, the Committee approved a 16-storey building that would include 150 units and ground-floor commercial space. The amendment also increases permitted height, and in exchange the applicant would invest more than $952,000 in community benefits, including for traffic calming measures, park improvements and affordable housing. The residential portion of the building would add a mix of unit types for families of all sizes – from studios to three-bedroom units.
There could soon be a 26-storey building on Bank Street, just south of the Rideau River. The Committee approved a height increase for the tower that would add 391 units to the area. The project would only proceed after the City addresses some water servicing issues on the site through the Bank Street Renewal project, with work starting in 2022.
There are also plans to add more housing to the Westboro neighbourhood. The Committee approved Official Plan and zoning amendments that would permit enough height for a nine-storey building at the corner of Richmond Road and Roosevelt Avenue. The development would add 160 apartments to a highly walkable neighbourhood, a short distance from Dominion Station.
The Committee also approved plans for an inflatable sports dome at École secondaire catholique Garneau in Orléans, east of Orléans Boulevard and south of Carrière Street. The dome would be a permanent structure that would cover the sports courts and fields all year long.
Final approval on the dome rests with the Planning Committee but other recommendations from today’s meeting will rise to Council on Wednesday, July 21.
