请问关于房子的问题

准备疫情结束后回国呆个五六年，房子不想卖，想找人帮忙出租和维护，需要找房产经纪吗？还是PM？通常费用是怎样的？如果遇到不交房租的租客，他们有责任帮我处理吗？要签什么合同吗？谁有这方面经验的，能否说说，感谢！

房产经纪可以帮你找房客,收半个月到一个月房租当佣金,仅此而已,并不保证房客接时付租。PM也一样，赶租客的事情要自己出手， PM一般有标准的的合同。

Hi, If you want to rent you probably will need a realtor. If you want someone to manage your property then either a realtor or PM can help. Fees is usually about 6% of the monthly rent.

They will manage your property on your behalf, collect rent and deal with repaire as well as tenant issues.

这不是那么绝对的。业务有相互渗透的。但是总的来讲，PM的主业是物业的管理，realtor则是房屋买卖及租赁。也不是所有realtor都会愿意做房屋管理的。

你要是长期不在本地，要是费用差不多我会找realtor把房子租了，再找PM来做日常管理。再能有个牢靠的朋友要紧时候能帮助照看下就最好了。
