Which is better? Wait till we accumulated 25% of the house price, or pay whatever we have and pay insurance at the same time. Given we've got approval from the bank.

The sooner the better. Life is short. Enjoy everyday.

I agree. It's more of a question of WHY. Why do you want to buy a house? As investment or as your own primary residence? Are you expecting a baby soon? Are you inviting your parents over?

When is not particularly important, as there may be short-term fluctuations in price, but the long-range trend is almost always one way up.

Thank you all! I got it. Basically we don't have any particular reason for buying a house right now. But since we're going to buy one soon or later, we just want to figure out the timing issue.

Buying a house is a little bit like having a baby: there really is no best timing. :)
However, given the history, it is financially more beneficial to be a home-owner than to be a parent. :D

It depends on how you define "financially beneficial. When invisible or intangible benefit, like psychological pleasure or sense of achievement as a parent, etc. is taken into account, I guess being a parent weighs much more than being a house owner. ;)

I thought I was clear: financially beneficial = money in all forms.
Being a home-owner has a chance of getting back his/her investment plus more if one is lucky; being a parent is all about giving, endless giving all all forms, and don't even think about getting any of that investment back. :D

you better have 25% downpay and some extra money before you buy a house. Unlesss you really want to live in a house for a strong reason.

质不同, 量上不能比较.

They are TOTALLY different, doesn't make any sense to compare them.

Living or owning a house doesn't mean you are more enjoyable than living in an apartment.

If you are worried about the mortgage or you don't want to do much garden/lawn works, but would like have more time for others (for example, outdoors, travel, movie)

It really depends.

If that is the case and you don't even have 25% downpay, I don't think it is worthwide to buy a house now.

You won't have any saving after you buy a house. That is not fun and not secured in finance either.
