I have several questions regarding the upgrade, can someone share your experience/comments please?

1. The standard underpad is 12mm, 40 oz carpet.
The sale representative suggests to upgrade the 12 mm underpad and saying that most of the people do that.
Q: is it necessary to upgrade the underpad?

2. We plan to upgrade the range hood fan, probably over 250 CFM. On the aggreement, there is one item listed as following:
" In the event that the purchaser
replaces the standard hood fan with a hood fan that is
above 250 CFM, they maybe required to install a heat
recovery ventilation system ( HRV ), to provide proper
air flow. Without a HRV, mechanical systems such as
the furnace may not operate properly".

Q: Does someone know about the HRV system, how does it work? I heard it is quite expensive, is it worth it to get the HRV? If there is not such HRV, what would be the worst case?

3. If we want to install the security system, must we add the pre-wire security system as upgrade?

4. We plan to add a bank of drawer in the ensuite ( there is only two panels under the counter as standard ), the counter is about 4 inch long.

Q: if we add the bank of drawer, will it be ugly as we were told they can move the sink to one side in order to get the space for the drawer. Also, it costs about $274 for adding this bank of drawer, does it worth it?

5. For the stove, what is the pros/cons for the "EASY CLEAN" stove which has the glass top? How about the efficiency/time to get the higest heat of the stove? If some heavy stuff drop on the top of the stove, is the glass hard enough ? Compared to the traditional coil stove, are there more advantages? Is it worth the money?

1. 12mm underpad? I somehow remember that I upgraded my underpad to 9mm. "If it is too thick it over-stresses carpet backing and is too soft underfoot. Recommended maximum thickness is 3/8 inch for residential carpet and 6 pounds in density."
2. DON'T. No hood fan from any builder is powerful enough for Chinese cooking. Replace it later yourself.
3. DON'T. Security company does that for free.
4. DON'T. If you need more storage space, buy it later or build it yourself, it's not hard.
5. DON'T. If you have a choice, choose hardwood floor. Builders usually only offer the cheapest appliances on the market. To answer your question, yes glass-top ranges are generally better, however different range has different specs, you need to check it on your own for that. Glasstops are very easy to clean and maintain.

Is there any difference between "underlay" and "underpad".

On the builder's specification, it is said " 40 oz nylon carpeting with 12 mm underlay".

I saw the standard underlay is just like a thin layer of sponge,
the upgrade one is like "multiple different colour's samll pieces sponges are sticked and pressed together" ( I wish I can make myself understood ). Excuse me for not knowing the right word of it.

So if you can understand what I have said above, is it worth to upgrade the underlay?

渐渐: Would you tell me from your experience that if I should choose gas stove(with $400 upgrade charge) or electrical stove? I know Gas will save money on bill but not sure if there is gas odour inside the room and any ventilation upgrade needed? Thanks
 
Personally I would NOT buy any appliance from the builder, they only offer the cheapeast models. If you are concerned with gas odour, DON'T, there is none. Then again I have a powerful hoodfan for the greasy Chinese cooking and I leave the fan on whenever I'm cooking. :)

Gas stove is however not as easy as electrical range when comes to cleaning, particularly when it is compared with a flat glass-top electrical range. And if you think gas stove is more powerful (i.e. heats faster), guess again. It does however saves energy hence money, no question there. So in conclusion, it's really your own call.

I'm really no expert on flooring material, so I'm afraid that I don't understand what you said. However I believe that underpad and underlay are the same thing.

If memory is correct, I upgraded my underpad to a high-density 9mm chip foam, that was in early 2002. Standards may have changed since then. I really can't give you an answer to your question. I do however want to give you a piece of advice: do your own research and live with the consequences, it's all part of a learning process.

那个underlay就是咱们说的海绵,underpad是一种复合材料,主要是兰绿色,间杂有白色等颗粒在里面。
一般来说,如果不升级地毯,就没有必要用underpad.同理,如果升级地毯了,那个underlay的寿命和‘高级地毯’的寿命就不匹配了。这些高级地毯的寿命能到20年,说实在的,俺都不信谁家能撑20年不换地毯…

不知道你是否比较了电炉灶和气炉灶的价格;)
天然气本身是无味的,你之所以能闻到‘味道’,是因为这是专门添加的警告气味。而真的浓度到一定危险程度的时候,人也辨别不出味道了…:smokin: 在有漏气情况发生的时候,没有比开门窗更有效的通风方法了,如果哪个电开关一打火,后果反而会更糟。:glowface:

这就是说,你的地毯寿命是20+年,它底下的underlay是少于20年,地毯还能用的时候,下面垫的海绵碎了…
但是在地毯磨损到要更换的时候以前就因为别的原因,比如颜色什么的要换了,底下垫的underlay有没有升级成underpad也就不重要了。反正都没到报废的时候。:blink:
