I am really new to the housing market and have no idea on how,what to look for a new home. I looked for coulp of bulders and am really puzzled. I'm wondering which builders are good. I took a look at Phoenixhomes and Urbendal's model home but not sure their qualities. Can someone tell me Phoenixhomes? I got little from its website. I read builder chart posted by Shusheng and found that:

Builder
Number of possessions
Number of chargeable concillations
Number of homes with claims
Amount paid in claims
Chargeable conclliations as percentage of possessions
Amount paid in claims per house built

Phoenix 1,140 23 8 $10,100.00 2.02 $8.86

Does it mean Phoenix is bad?

I heard that Phoenix Homes's quality is so so. Urbandal is better.

Lot Size: 36.8 X 13 (pie-shaped)??? Must be 36.8x113 ft
Price seems to be really good, but I don't know anything about the builder. You should use the statistics at your own discretion.

thanks 渐渐. It's surprise to find that the CVA is $334K. If I buy this house I have to pay the tax based on this number though the house is not be able to be sold at this number. :smokin:

property tax only caculated from your closing date, before that, the tax will charge to the builder (which is different).

This is not a newly constructed home. So yes you will be paying the property tax according to the CVA. Property tax is certainly becoming a serious consideration when you compare owning or renting. But look at this situation this way: would you rather buy a property that is selling way above its CVA? :smokin:

Price is 40K more than Phoenix's.

I would also like to know this question:
1. how the builder affects the resale price of the house.
2. I'm interested in a half done house by urbandal at Vallage Green. Appreantly it is a left over since the neighbour were sold one year ago. I'm wondering why this lot is not being pick up by home buyer for a long time. How to check weather the lot has a problem (geographical or constraction)?
