[请求] 建造中的房子质量有问题如何解决？急！急！

我的房子正在建造中，前些天去看，发现房子的大梁似乎有质量问题，不知哪位高手请指点一下如何解决？

这是房子一楼的主要承重大梁，邻居家的是整条的大梁（下面有三根木头支撑着），可我家的被锯成了两段，而且每段只有一条木头支撑。看得我心惊胆战的，如果支撑木头有一根断了的话，房子不是要塌了吗，（而邻居家的，即使断了一根，还有另外两根撑着）？

请问大家，这大梁是否符合规格？如果不符合，该找谁反映，找Sales center 还是直接找工程队？（好象合同中都说在建造中的房子，我们是无资格检查质量的）

简单的办法是请教建房的师傅, 问问他们这是为什么, 送杯咖啡, 问候一下他们工作可辛苦? 能套出不少话来. 但是可别一边听一边写啊! 那样他们就什么都不告诉你了.

也可以请专业的验房师傅来看, 要钱的. 如果来一趟只看这一条横梁, 至少也的上百吧?

问问你的建房公司, 在建筑过程中有没有 frame check 这一道. 有的公司在所有木结构都完成之后, 上墙板之前, 给你一个看的机会, 如果有问题, 可以即使改正. 当年我们看时, 只知道检查一些小问题, 什么电源插头应该在这面墙, TV Cable应该在二楼有个孔之类的, 没有请验房师傅. 听说建房公司可以拒绝验房师傅进入的, 因为在交房之前, 那房子是他们的财产, 他们有权决定一切, 包括准不准你进去.

It seems to be a serious problem. According to Canadian Wood-Frame House Construction (published by CMHC), ends of beams should bear at least 90mm on columns (This is the guideline for construction, but I believe it also applies to design). Since the column is sitting right in the middle, there are actually two separate beams in stead of a continuous one. Therefore, the column should support at least 90mm for each of the beams. It looks like they use three 2 x 6 lumber to form that column, which gives each beam only 38mm bearing space. Go to the sale centre to address this problem. A decent builder should take it seriously. Also go back to the site to take more photos, and make sure your photos can show the exact location of that column. Use measure tape to indicate the size of lumber when you give a closer view. You may want to contact CMHC (Tel: 748-2367), and probably they will give you some help. Good luck.

如果你知道site office的联系人可以直接找site office。但是一般在没有closing之前都是跟sales office打交道。

Thank you very much for the information. It is really helpful. You seem to have lots of professional knowledge. I am going to follow your suggestions to take some more pictures and address the problem in the sales center. By the way, where can I get Canadian Wood-Frame House Construction (published by CMHC)? Is there any web site where I can check these information?

I talked with the sale center before, but they said that they will let me walk through the frame work check once the frame is complete and has passed the check from the city. Actually they did not take the problem seriously and they are not taking any actions to take care of this problem. I think if I give them the above information of construction requirements, possibly they will take it seriously.

Thanks for the suggestion. Yeah, I think it is worth of getting a home ispector to consult information. Do you know how to find a home inspector? From yellow page or web site? Is a home inspector usually individual or a member of a company?

The sales center did not take the problem seriousl although I talked with them and emailed them. They said they will let me walk through the frame check once the frame has passed the city check. I am not sure if the city check will take care of this problem. Can home inspector's check overrule the result of city check, or vise versa?

I'm not sure if a liscenced home inspector would overrule city check, and I also doubt that your builder would actuallly allow a home inspector to inspect your house prior to closing. What you can do is to take precise pictures and show them to the home inspector and ask for his/her professional opinions. It may not be a problem, however if it is, then you want to file your complaint in writing with your builder.

Ron Tropea is a liscenced home inspector, I had dealt with him twice, he was a very nice guy.
