从Apartment 搬出来的时候, 要如何处理?

我住180 Lees, 房子是我签的Lease, 住了2年, 现在要搬家了, 然后物业管理的manager 来inspection, 之后说要charge 1/3 carpet的赔偿费, 因为我家浴室的墙有water licking, manager说因为我没有及时report, 所以现在我搬家了, 他要更换整个地毯, 但是他只要我cover 1/3 费用, 他来cover 剩下的。 可是, 当tanent 搬走的时候, 地毯不是都要换的吗? 也没有听说过谁给物业管理办公室charge 过什么。。 我怀疑manager 是在骗我钱。

PS: 他说整个地毯是800 多, 然后1/3 是270多, 总之大概就是那些钱。 请各位明白人说说看法。 小弟感激不尽!
 
原则上说,你交还房间的时候屋内状况应该同你搬进来的那天情况相似。可以有微小差别,但不应该有大的变化。
具体换地毯的价格我也不很清楚,不过你可以翻黄页找换地毯的公司询下价。几个电话打下来,心里就该有底了。
 
It's true that if the wall has water leaking should not be your fault, but coz you have not reported it to let them fix the damage (and so the carpet is damaged), therefore you need to pay part of the damage that's caused by the leakage.

Many buidings just clean the carpet for new renters, but they don't change the carpet.

Carpet price is vary, depends on what carpet it is (quality, oz., type), the size of the area, and the cost of installation.

<BUT>

You can get someone ELSE (from other company) to check how serious the damage is (Go for those Free estimate company) and check if it is necessary to change the carpet. If it is Not necessary to change the carpet, then you can talk back.

However, you might not want to be blacklisted, so perhaps it's better to pay.....
