agent 好象要拿走 5%，是不是太多了

You can try by yourself, but the problem is, very few people will come to see.
The adventage of finding a agent:
1) their experience
2) a broad range of potential buyers
3) they take care of paper works for you, so you have no legal problem
4) many many more...
The adventage of selling by yourself:
1) Save the commision, but are you sure you can save 5%? Maybe your house will not be sold (so 0%), or sold at a much cheaper price (-x%).

What paper works? Contract? What kind of legal problem?

An agent is generally help to bring in more potential buyers, but they charge commission around 5% of the selling price. Keep in mind that this commission rate is subjected to negotiation.

An agent can not help with the legal problems, only the lawyer does, either find an agent or sell your own home, you will need a lawyer.

If you sell it on your own, you can save this commission. Many buyers check out houses that listed in "sell-buy-owners-site" such as www.grapevine.on.ca
