你们买房一般就是以他们的出的价格买下来的吗?!?! 还是一般卖方给你百分之几的DISCOUNT呢???

不会吧?!?!?!? 今天我本来想先砍8%,但我的AGENT觉得很可笑.. 她说我那么做的话人家绝对不会接受我的OFFER的...

大家买旧房的时候通常最后成交的价格就是他出的价格吗?!?! 或者是不是就大概3-5%的DISCOUNT??
 
It depends on the current market. 4 year ago, the offer price was even higher than the asked price by 5%-10%. Try hard to find the current trend.
 
or make yur offer a conditional one - is effective after the house inspection

One thing you may consider doing is that you ask your agent to print a list of all the homes sold in your area in the last couple of months. Compare the listing prices and the sold prices. You can get an idea of how well houses sell in your neighbourhood. If the sold prices are not much lower or even higher than the listing prices, then you know you should not offer too low because you may lose the house to someone who offers higher than you do. If the sold prices are a lot lower than the listing prices, then you can bargain accordingly.

I don't really believe anyone can get 10% off from a house listed on MLS, if the price is lower than 350K. There shouldn't be that much room for bargaining, otherwise, the agent hired by seller is no good.

买不着了... 哎!! 因为SELLER在CONTRACT上面加了一个很不合理的条款.. 本来AGENT说这个条款没什么... 但是今天律师还有别的朋友看了合同都觉得那个条款很不合理, 给人感觉他的房子有问题... 哎!! 后来打电话给AGENT,他才支支悟悟的给了我另外一个解释....我现在觉得我的AGNET也不行呢..感觉他就是为了赚COMMISSION,根本没有帮我想过, 好象在PUSH我在买房子..
