To all Tenant:
1).Who are looking for the place in building or house area for living room or bedroom,make sure you're legal activity(living)with first or second landlord.... & consent from building rental office or property owner even written approval for an assignment by them.otherwise your moneys should be lose & evict caused by any the landlord's application,because you are an unauthorized tenant out of lease.and whatever a first or second landlord is alway = tenant & not = owner.....My friend is building superintendent,action is now!!!!
2).A tenant is responsible for any damage,alteration,restructure to the property ( such as living room restructure or alteration became bedroom with door on..)caused by the tenant or any guest whether deliberate or by accident & must consent by rental office or property owner approval
,any certain repairs or maintenance has not been done,they might faceing eviction for doing so with any the landlord properties repair cost added.keep your tenancy as prior as you move in as well.
To all Landlord:
1).Keep the rental property in a good state of repair,safety and maintenance standards in your provincial laws or municipal laws.
2).Do your procedure as following step by step:
a).Tenant Evaluation. b).Lease with first & last month deposit required even two months deposit without credits background. c).....g).management...else

I am in this situation

my roomate rent the apartment,and she rent one of the room to me.
I just leave there,give her money.
what should I do?
need I move out or something?

I have been cheated before (outside Canada) and it always keeps me alert!
I won't like to take any room from secondary "landlord", except who gives a sublet lease legally, ofcoz, the real landlord will be aware of that.
 
Yes,cheer!sign a lease legally ....be carefully for any landlord's application caused you lose & evict without any moneys back,even tax purpose....

Thanks a lot for the helpful suggestion! i wonder there are so many ads for sharing rooms should we find out the first landlord as well? Or just sign a rental lease with the roomates would be ok ?
 
Thanks for supporting,mind free.check your qqh for my personal suggestions & answers!!sign a lease with your roommate is legal only approve by authorized people such as rental office or house owner..contact your house owner or rental office before you give a rent to your roommate.
 
I have few friends had gotten the action caused by "the landlord's application" in the building area.so here's supplement for new tenants to protect yourself under " the tenant protection act".
1). Mark down the address & apartment number & down to rental office,describe your situation about this case when you take a look in the building area prior you give a rent to your roommate such as landlord or second landlord,whatever you found a bedroom was alteration or restructure from a living room with door on or the second landlord occupied a living room & rent a bedroom to you.....dont forget, THE LAW IS LAW,PLEASE PROTECT YOURSELF START RIGHT NOW.seen like you save your rent every month but finally you lost all with bad credits record.that why the properies under Minto Management group even other company is following up ,need sponsor with last two months deposit so on....build up your credits for you & for us now.....

" IF YOU ARE LANDLORD,ARE YOU ALLOW YOUR TENANT CAN DO ANY ALTERATION OR RESTRUCTURE EVEN NOTHING DAMAGES ON YOUR PROPERIES & SUBLET TO SOME ONE WITHOUT YOUR APPROVAL OR A NEW TENANT OUT OF A PRIOR LEASE"
 
Sorry. Appreciate your concerns here but I really don't understand what you are trying to tell people. Partly because of the grammar, spelling and English structures. Majority is that no proper property / rental laws referenced here to support your views and works. Suggest you do your homework and write a good research paper before publishing it. Otherwise, please consider writing in Mandarin.
