3.5% commission selling your house sounds very interesting, doesn't it?

But if it is a MLS listing, which means the house will be placed on Multiple Listing Service (MLS) across Canada, a portion of the commission will be dedicated to the selling agent (the buyer agent). Here comes the tricky part, how much commission would you pay to the selling agent? The selling agent normally expects 2.5-3%, which means the listing agent has only 1-1.5% left, do you think the listing agent will work hard enough to promote your house, the marketing is very expensive. On the other hand, if the listing agent keeps 2.5-3% of the commission, the selling agent has only 1-1.5% left, let me ask you why would the selling agent be bothered showing this house without being paid enough.

If the house will not be listed on MLS, then it is an exclusive listing. No selling or buyer agent involved. Without the help from the other 2000 or more realtors in town, how soon can the listing agent sell the house? That's a very question the seller has to answer. I would prefer you just save the trouble and try your luck on Grapevine.

Just little explanation about the commission, the seller has all the rights to go with 3.5% though.

But whatever YOUR agent does with his 3.5% has nothing to do with YOU correct? Why would you care how he/she would split/not split that 3.5%?

Some agents are willing to work for less for a number of reasons:
-promotion
-to build a larger clientele
-lack of experience/time, new to the career
...

Every agent has a price, some charge more, some less, that's all.

Well, knowing a bit from an agent point of view doesnot hurt, does it?
Some agents, in their ads, even put lines like selling your house in 90 days, otherwise s/he would buy it him/her self...it proved already that's a white lie...Want to learn more, please take a look at this
