没有必须要,我是去年卖了次房,插牌第一天就来了OFFER,给AGENT5%,1W6,心痛的厉害。
 
今年是供过于求。房价每涨,有些地区还暗降。卖方不好受。

人家问是买房,而不是卖
 
买房完全可以找agent, Agent 帮你找房, 省你很多时间,有问题他们还可以帮你交涉。 再有你又无需付他们钱。何乐而不为之呢?
 
找AGENT能省不少时间和精力,也能少出些错。

若要找,千万找个好的。不负责的AGENT总想快点把你打发了,好的AGENT能提醒你很多连你自己都没注意到的事情。

我是找AGENT买的房。她算是很实在的,我也从她那里学了不少东西。后来见了一个老AGENT,才知道我那个AGENT的段位还是不够:)

另外,AGENT是替你说话的,对方要是办事不合他们行当里的规矩,你的AGENT会及时制止,这是他的责任。
 
I just bought a home without agent. It is OK! The seller’s agent becomes duel agent at the transaction.He provided me recent selling price in the area before I made a offer. You have to do more work. Like research, negotiate. But there is one advantage without agent. The seller’s agent is eager to deal with you because he will get double commission. The agent of my house push the seller to deal with me even he knew the next day he will have another offer from another agent. And the seller from grapevine is more willing to deal with you too.
In the end, all agent get money for the seller, it is in their interest to close deal quick and get price high.
 
Tomothy, so the seller got screwed by the listing agent? What doc did you sign with the agent, buyer agency agreement or customer service agreement, if the agent did that, the agent could be in trouble and if your deal is not closed, you might lose "your" house. You thought you got the deal, but you could be fooled. It's a public board, people can get back to you.

Learned so much from agents, agents can play you easy, no matter some drive turbo Cayenne.
 
Ottabc, you know something about the buying a house but not all of it. I already said it was a duel agent. Both seller and buyer should agree, in order for this to happen. The agent then should walk a middle line. He should provide both me and seller with all the market information, legal advice just as a buyer's agent will do. Only thing he can't do is the pricing. He can't tell me what to offer and seller what to accept. It will all depend on me and seller. As long as he discloses all the information to both me and seller, He is in a good legal position.
I have a close friend bought a house in US without an agent. The agent even gave some of his commission to seller to fill the price gap.

Without agent everything will be on your own. You must learn a lot to do that. My suggestion is giving yourself at least half year to know the marketand to do some good reading. First you decide what your needs, price and area. Then go to see every house meet your requirement and see what happen to them. After 20 to 30 houses you will get some sense. When the time comes, ask the seller agent to be your duel agent and show you the selling price of them. Because you already saw them, you know how they compares to the house you want to buy, give a fair price. You agent will do the rest.

"Tomorrow I will have an offer coming in, but I am doing you a favor, you make an offer, you get the house today, you pay this price, check out the comparibles... you are getting a good price on this house" you made the offer, accepted, got the house, you are happy, you are smart, seller is happy, agent is happy. Win win win situation, isn't it?

But do you really know if there is an offer coming in tomorrow?

天知道。多半有吧?

要是我的AGENT说这话,我说不定要FIRE他。因为不管他的话是真是假,有一点肯定,他在PUSH我。

这着儿太俗。卖旧车的总说:“今天老板不在,我作主给你这个价钱。老板回来肯定不高兴!”“这车肯定不会在我们的YARD里过周末!”等等。

我觉得TIMOTHY这点说得对,买房不能急,最少先看个半年。要是不打算找AGENT,自己更得做足HOME WORK。找到目标以后,也一定把该了解的东西比如社区服务市政规划等等等等都搞清再下OFFER。现在真后悔当年买得太急--也怪那时候房价涨得太快:)

要是我再去买房,我宁可错过一个好的DEAL,也不会匆忙下手。

In case like that I would ask the agent to put that into writing. If the agent refuses, then he just invalidated what he just said. I would bet dollars to donuts that the agent won't agree to write that one down.
 
I don't care. As I said if you look house long enough, you will get sense what the price should be. The market research is used only to confirm your feeling. At same area similar home will always be the similar price. The choice depends on your personal preference. If you like the house, go for it, just don’t over pay it too much.But pick on 1 thousand or 2 are also unwise.I never fully trust agent that is the reason I don’t have one.
Every business deal should be a win, win situation. Why somebody deals with you if they lose?
I welcome question from friends who do need some information about this topic.We can share our exprience.
 
The sell will pay duel agent. If you have an agent, the commission will be shared by seller's agent and your agent. Duel agent will get all of it.
