房价涨了？跌了？

最近一年，OTTAWA是涨了还是跌了？还是大房子跌了，小房子涨了？CANADA其他城市怎样？俺离开一些日子，有点吃不准行情了。:blowzy:

我说的不一定对啊.
我的感觉是还在涨,可能长副不大.
举个例子,一个朋友,去年看上一个卡带偶的新房子,40W.
当时犹豫一下,没买.今年再去看,同样的房子,45W.
不是他们看上的那个,那个已经卖了,是旁边挨着的.

华哥要买还是要卖啊?

Building cost is going up so new housing is still going up. But the less people buy them. The new home start is down 50%. Peak of resale home was April 2004. This year some area go down a little or at least take longer to sale, I believe very few areas are higher than April of last year. According to MLS, June is mixed market. Some areas are buyer’s market and some areas are sellers.

New Urbandale's Sacramento is above 400K leh Then you know it is 涨了 or 跌了...

Centrepointe , same model townhome last year sold at 255k, this year around 245k. Small single detached home, same model at same street, the asking price is down about 20k comparing of January this year.

New home asking price goes up because govenment tax, labor and wood price went up this year.Still some builder give more bonus or reduce price to sell their already built home.

as I know the price in centrepointe is not going down but you are right the asking price is lower but actually the asking peice is not the real eventual selling price. many sellers ask very high selling price before but now the sellers are asking more resonable price because more and more selling houses in the market now but less ans less buyers. the situation is dofferent from before. as i know, the house price in centrepointe is still going up but not going up sharply as one year ago.
