因为Mortgage种类不少，各人倾向不同，难说哪家对所有人都是最好的。

一般对比各家公布的5年closed利息，大银行都差不多，小一些的金融机构各有些出入。

If you go to the big Bank, normally they can give you 0.75 - 1 % off depends on your negotiation. I heard that someone get 1.25% off, but I cannot get that low personally.
Another source is PC or ING direct, they give low rate, but no negotiation.
Or you might want to check co-op, sometimes they might be able to help you out.
