大家好。今天看了一座新房子,被告知不用付律师费和税,要价里全包括了。根据要价,老老实实还价2.5%。销售人员接受了。于是我们就开了一张500元的支票,签下了offer。拿回家一看,发现了大问题:

我们提出的价钱并不是房子的价钱。举个例子来说:如果我们的出价是12,那么,房价仅仅占10,PST占2,QST占2,PST,QST分别退的1,10+2-1+2-1=12。因为我们告诉过售房人员是首次买房,可能有退税,心里一直以为这笔钱是退给我们,这么一来,岂不是全退给了售房方?

这笔钱一万还多,心里不知道是否受了骗,还是大家都是这样。拜问大家你们是不是也没有得到这笔钱?我是否要请律师保护我的权益?

关键是我听说初次购房者如果购的是新房子政府会有一笔incensive,可以免交部分税。觉得这笔钱怎么也应属于购房者。否则,售房公司卖给初次购房者,就能多得税收上的利益,于理不合。

In Ontario, there is also incentive...when you buy the new house, the builder will pay the tax for you and later on they will claim the credit from the government, you will get the notice from the government telling you the amount of this credit but will not see the money...

In other word, the listing price by the builder should be discount price...

He is right. Same rule in Quebec.
 
It is normal for a new house to renounce the credits to the builder.

The price for the new house has taken into the account of the GST&QST incentives. The builder has deducted these discounts from the price and you have to sign a form to renounce your rights to these credits to the builder. Otherwise, you will pay a higher price for a new house if these incentives were not taken into account. It is the same situation in Ontario.
