My offer was accepted today. I am in the market for morgage right now. Now what I have at hand is:

5 years, variable, closed, p-0.85
or 5 years, fixed, closed, 4.3.

Are they ok? any better deal?

A friend of mine got a 5 year variable rate with prime - 0.75, plus 1% cash back, from scotia bank recently. It is also allowed to have 20% prepayment priviledge, 20% increase of the payment, double payment priviledge, and an option to convert to a fixed rate at any time with 1% discount to the bank posted rate.
