I have friends whose income(both husband and wife together) are $150,000, they told me they have bought a house at the price of $850,000 in Califolia. I was shocked by their decision. But that was the fact they have done.
Can we discuss this issue and get some advises from you all?
For example, if your family income is $125,000 per year, how much you can afford for the house? I saw many people who have very big houses, I believe the prices are over $400,000, I am just wondering how much income they have? over $200,000? I doubt.
Any way just curious for general, not specific for any one.
 
As a general rule, most banks will approve your mortgage application as long as your monthly repayment plus other house related expenses fall within 30% of your family pre-tax income.
 
well, people are different. some people don't mind being in debt forever, some people get irritated about even the idea of borrowing. thus the income/house price ratio for each person is different.

Their motivations behind the purchase of the houses are different. Someones buy to live in while the others buy to collect rental payments. Therefore the purchase power of everyone is different....

如果加上MORTGAGE PAYMENT,加上地税,电费,一半的CONDO FEE及其他每个月必须还的(比如学生贷款,信用卡等)数额,一般来讲是不高于40% gross income.
但是如果你的信用记录很干净,也许可以多到42%.

If this is true, why not just rent a place, I heared that you can rent a three bed rooms aprtment with $1500 per month there. It will save lots money comparing to buying.

US is different. The interest on the mortgage is tax deductible. Some people take a big mortgage so that they can get the tax benefit.

you need 500,000 annual income. you friend just wait for the time when he will be screwed.

oh, maybe not, he can quickly sell it for a million now if he is smart. that is call smart flip, do it now and quickly cos there will be fewer to even want to pay half of the price when the market turns arond.

and it will be within one year. We will see a depression and the fed will lower the rate again.

In California, for $850,000, you can only get a townhouse or a very small/old single, if the area is not very bad. For a family income around $150,000, they can quite afford a house of $850,000. Most people there just pay the interest other than the principle of the mortgage. I have seen a lot of people there bought more expensive house there with less income.Don't be scared, it's just a common thing for people living there.

If your family income is $125,000 here, in theory, you can afford a house of $450k to 500K with minium downpayment(5%). Chinese people are usually more conservative, and often saving up a big money for downpayment for a long time and then buy the house they want, which is a safe way rather than a smart way.

I am with you, I believe the house price will be reduced lots soon, within one or two years.
If you buy the house for living, it does not matter how flunctate the price will be, but for the people who want to gain profit from buying and saling house, they should do it with caution now.

Looking back the Internet bobble, before it was burst, very few people believe it had that day soon because people around you were making money everyday from the stock market.
