本来一直想买新房, 可看了几处旧房,感觉也行。

能请有经验的朋友介绍一下买新房和买旧房各自的优点和缺点吗?

旧房的折旧大概在什么样的水平?比如10年新的房子,30 年新的房子,100 年新的房子和新房的价格比起来情况如何?

House value = land value + building value. Land value goes up and building value goes down. At total most houses will hold its value and some good location one will out sell some new home.
A 20 years house usually has same energy efficient and layout as new one.
Older than that, they usually have less insulation. Older home may at better location and larger lot. The condition of building varies.
The choice is personal. There is not standard for that.

In general, a newly developed area may not be able to provide all the services you need. I bought my house new 7 yrs. ago, my daughter is still complaining that "we're in the middle of nowhere".

And don't trust the plan of local development. The developer/city may change the plan anytime. You could fight on the unexpected change but...good luck.

In an old, nice neibourhood, everything is there, waiting to serve you, and you won't be bothered by the endless constructin.

About eneergy efficiency, current standard is from '97 (last version of Ontario Building Code). Housese built after 2002 may follow higher standard but that's not a legal request. The other benefit of buying new is you could chose materials/colors of the interior decoration.

其实也不能简单地说“错”,得先说评价的角度。

孩子有孩子的角度。他们希望尽量少地依靠大人,希望可以走路去电影院,去游泳池,去他们喜欢的商店,不希望呆在"middle of nowhere",出门全靠大人用车送。

从父母的角度评价,也许学区、邻居、安全、安静等等因素更要紧些。

最后还是个取舍问题。所谓取舍,各有各的偏重。这就是我为什么建议买房要找个有经验的、懂得你的需求的agent帮忙。
