I don't know the place. But if school is good, the area should be ok. At central town, an old area, there is always some mix of good or bad.
Old home is not a problem. They may be smaller, has less bath rooms, cost a little more to heat. But if it passes an inspection and the structure is in good condition. There is nothing to worry about. Even buy a new home after 20 years; you need to replace things like roof, furnace… It is sooner or later. Only thing is you, if you insist on having two car garage, 4 bed rooms, and a master bed room in suite , you have to buy a newer home for that feature.
