GST is included in the asking price. There is a rebate for the first time buyer but when I bought our current house( we bought new in 2000), our builder had a statement in the agreement: the buyer is willing to give up the rebate to builder. When we signed the agreement, we automatically lost the rebate. Our builder collected the rebate from CRA but we only got a notice from CRA saying how much rebate CRA paid. You don't need talk to your lawyer, you just read the agreement line by line to find out the statement. If the statement is there, you either don't sign(don't buy) or sign(buy and give up rebate). There is no way the builder tailors a custom agreement for you even if you talk to your lawyer.
