房子是由agent卖的,房主要价224900,房子评估的价格是198200(这个价钱是agent给的),怎么还价?还多少合适?
Maybe you should ask another agent to represent you since the seller pays the fee anyways and they won't rebate you the fee if you have no agent.
The 评估的价格 might not be accurate coz that depends on the neighbourhood. Often owners will "not" report "finished basement" or "deck" to avoid higher property tax so the estimation will be lower than usual.
If you "really" like the house, then don't make a too low offer. When we were selling our house couple months ago, there were multiple offers, and we immediately rejected those low ones to avoid wasting our time. Because owner can only deal with "one" offer at one time, and time can be quite critical.
Also if you don't have a representing agent, the owner might be concerned if you are a qualified buyer (mortgage approved). When we were selling our house, we felt better to know if the buyers were approved for enough amount of mortgage.
Also the closing date can affect the price you offer back. If the owner wants a quick closing and you can do so, they might accept lower offer. If they need long closing and you can accomodate, same theory applies.
If you have an agent, the agent will usually talk with the seller agent and find out what the owner "wants". Like short or long closing, and if there are multiple offers. Your agent will also let the other agent knows you are qualified for mortgage.
