第一次买房,向大家讨教,谢谢!

房子是由agent卖的,房主要价224900,房子评估的价格是198200(这个价钱是agent给的),怎么还价?还多少合适?
 
要是你觉得198200是合理的.这房子就要价太高. ottawa一般还价不多,3,5千的多数. 习惯上是不对要价太高的报价,只对要价合理的报价.一般是等卖方自行降价.很少大砍一气的.
 
The other thing you can do is to have the home inspected by a reputatble home inspector. Usually, this is a must step for buying a used home. The inspector will provide you a report (findings), and you can based on the repairable items listed in report to negotiate for price reduction. Fr example, if the roof need to be replace in 2 years, and it cost 5000 to replace the roof. You can tell the own to drop the price for certain amount, since he roof need to be replaced very soon.

Don't be afraid to ask a for lower price.
 
Another approach you can do is ask the agent to show you a list of all recently sold houses in the neighborhood, you can then do a comparison and have an idea on the price range.

I think the evaluation price only affect your property tax. If your have a good house with less evaluation price, then you simplely pay less tax. There is nothing to worry about. Sometime a house with longer ownership will has lower evaluation price because no transaction happened in a long period of time.Just for your refference.One time I did decrease my evaluation price, because I don't want to pay unreasonable more tax than my neighbor.

I think you are right. The 198200 is very likely to be property evaluation price. Agent can not give such an accurate price, there must be a range at least in thousand level.

Maybe you should ask another agent to represent you since the seller pays the fee anyways and they won't rebate you the fee if you have no agent.

The 评估的价格 might not be accurate coz that depends on the neighbourhood. Often owners will "not" report "finished basement" or "deck" to avoid higher property tax so the estimation will be lower than usual.

If you "really" like the house, then don't make a too low offer. When we were selling our house couple months ago, there were multiple offers, and we immediately rejected those low ones to avoid wasting our time. Because owner can only deal with "one" offer at one time, and time can be quite critical.

Also if you don't have a representing agent, the owner might be concerned if you are a qualified buyer (mortgage approved). When we were selling our house, we felt better to know if the buyers were approved for enough amount of mortgage.

Also the closing date can affect the price you offer back. If the owner wants a quick closing and you can do so, they might accept lower offer. If they need long closing and you can accomodate, same theory applies.

If you have an agent, the agent will usually talk with the seller agent and find out what the owner "wants". Like short or long closing, and if there are multiple offers. Your agent will also let the other agent knows you are qualified for mortgage.

How was it possible that you decreased your evaluation price? I think you don't have control on that.

You need file an appeal on your evaluation, get enough evidence to surpport yourself, If you win the case, nothing will cost you.
