Problems after inspection

The inspector found a big crack about 2mm in the foundation of garage. He said it is OK and we don't need to fix it since water will not go into the garage or basement. However, there is a bonus room over the garage. Should we go ahead and buy this house? We concerned the bonus room will be leaning. Thanks for sharing your opinions.
 
2mm crack may not be a big issue, for most of the cases.

How old is the house, and, how old is the bonus room? (I hope it was not a DIY project) If it's an old house (>5 yrs.), and the bonus room was not recently added, you may not need to worry about the settlement problem.

To get a clear picture, you may want to check:
1) any sign of uneven settlement? (check cracks on drywall, windows/doors operation, etc.)
2) is the crack new, or old and stable? and
3) teh adjacent area, any sign of abnormal geotech condition, such as recent excavation?
 
If you do like this house, trust the inspector. If you have a similar candidate, go for the one without any crack. BTW, for finished basement, there is no way to do a thorough check. Probably, many big cracks are hidden somewhere.
 
Thank you very much for all the replies. This house was built in year 1983 in orleans area and the bonus room was original with it. I don't know if the crack is new or not. I heard some house even doesn't have foundation under garage so I guess it is not too bad. Another option is a condo in Alta vista area, which is about the same price and it is big enough. Any suggestions about which one is better to choose? Thanks again.
 
If you have kids or plan to have kids,you should take house.If the condo you are talking about is apartment building, it is not a good place for kids to grown up.They need some place to play. From investment point of view a condo building usually does worse than house. Only at very few situation, like your unit has a million dollar view and the best location, a condo will do better. Anyway the most valueable thing in real estate is land.Condo has little land.
 
在渥太华,二十多年的房子,要是地基没问题,沉降早就该稳定了,要是有问题,房子也早就该坏了。问bonus room是什么时候盖的,还有附近有没有开挖,是为了知道开裂是不是外界条件的变化引起的,是不是新的。若不是,便可以打八成的保票--结构没大问题--虽然我没看见那房子。

另一个要注意的是bonus room的装修。墙是不是新近漆过?若是,注意看看墙角,有没有裂缝、特别是四十五度走向的裂缝?要是有,就得怀疑地基过浅或做得不规矩,冻融循环引起房子变形。inspector要是真有经验,这些地方是不会漏掉的。三、四月份,正是冻土开始融化的时候,想把这种裂缝藏起来都难:)
